Annotated comment: The email address used for Mrs. Lorna Zelenzuk was the same one that she uses for all email correspondence as Secretary of the Executive Committee.

I am surprised that after six years of trying to contact you in regards to Special By-Law 4
and misconduct in regards to strata management, you finally responded. I predicted it though.

I am far from wishing to disturb you. It actually displeases me to spend my valuable
time trying to engage people who have no respect for others, blatantly disregard the laws, and
lack duty of care in the complex. I work on projects of high priority and financial size
that none of you can even imagine.

Chasing matters in the complex are for three simple reasons:

1. To protect my and other decent people's investment,

2. To avoid special levies through proper planning of future expenses,

3. I do not tolerate lies, misconduct, disrespect of law, and different treatment of
people with different backgrounds (on racial, religious, or any other basis).

If you remember, I was one of owners who voted for your EC membership in 2010.
I warned you at a time that I expected you to be honest, fair, and transparent in actions,
not just to me but whole owners corporation.

I also know that you were very ill some years back. Not a pleasant thing, I am sure.

So is my wife, who is more than stressed by sheer viciousness of EC members and
strata agencies and cannot understand how low, primitive, and
untruthful humans can be.

When my wife had serious health incident several months ago, Caretaker Mr. Steve Carbone
did not even have decency to open gate for the ambulance car. He sat at his desk
and watched ambulance officers carry my wife on a stretcher down the stairs.
I rushed from work to see my wife at the hospital and the first thing two ambulance officers
asked me was who had employed such ignorant and unhelpful building manager. I replied
that Mr. Carbone was a perfect example of people who had given him a job.

And that is just a small incident of many that my wife and I have experienced.

You complain to me about privacy of your email.

What about this on my side:

Anonymous hate email in letterbox. Police Event on 7 October 2011.

EC member Ms. Sandy Quick's attempt to bully my wife in garage in 20 October 2011. Another police event.

Anonymous phone death threat sometime in 2012. I reported it to Minister of NSW Department of Fair Trading
in 2013.

EC member Mr. John Ward's attempt to bully my wife at petrol station in August 2015.

EC member Mr. Moses Levitt's verbal attack and light assault on my wife in October 2015.
His wife and him regularly called my wife and me "non-believers", among the other events.

Police Event against EC member and BCS Strata Management in November 2015.

Caretaker’s staff silently shadowing my wife in garage area and within the complex when I am not around.

Cleaner Steve who works for Uniqueco Pty Ltd publicly promising to EC members that “he would protect
them from my family and me” in front of my wife!? I am dealing with him now and wee will settle this for good.
I am aware of conflict of interest because EC member from Lot 88 actually employed him
elsewhere.

Shame on all of you.

By being silent, you showed huge disrespect for me and rights of my family.

I am submitting complaints to EC members (and you as a Secretary) that are legal, valid and YOU
must deal with. You volunteered to do it, year after year. I did not ask you to be a Secretary of the EC.
Now that you are, you have to deal with its duties, obligations, and responsibilities.

I do not trust actions by Waratah Strata staff (for valid reasons
that have been proven and nobody can negate), so I need witnesses
for my actions and proof of my openness to communicate, discuss, and
fix problems in the complex.

As a Secretary of the EC, you are the front person in that regard. In fact, all EC members are.

If you have better email for communication, please submit it.

If you wish written submissions in letterbox, just provide payments for my printer usage and paper sheets.

Two days ago I told this to the Caretaker (a repeat of what I said to Mr. Robert Crosbie several months ago
but he ignored it):

EC members, strata agency and caretaker are actually quite silly: if there was full transparency of
actions and access to strata documents, why would I waste any more of my time?
I would go back to my other duties and not bother anybody. On the other side, when somebody tries
to play a game for MY MONEY, and also tries to endanger life of my family and me, I act with
absolute determination. I had nickname "TRIPWIRE" when working in certain jobs that I cannot disclose to
you. Only bad guys draw my attention and I do not stop until the problem is fixed. This is not a threat,
just a statement of who I am.

Inspection of records will show where we all stand. EC members and Waratah Strata still did not offer
apology for false statements about insurance claims as reported in the minutes of EC meeting in March 2017.
I am not forgetting and not forgiving.
