Every attempt has been made to reason with strata agency, EC members,
and Building Manager. All offers to talk and discuss have been ignored.

Lack of proper maintenance made one investor who works in prestige
financial organisation pull out of purchase in Block A. He also complained to
me about responses given to him by the strata manager.

a) My latest Motions for AGM 2017 are enclosed herewith.
Number of new ones are created for a good reason.

One of them is my initiative to create a meeting room within the complex.
We have perfect place on top floor of each building that can easily be
converted into place for gatherings, meetings, or socialising without high costs.
For 20 years owners are forced to go to places 10-15 km  round-trip
to attend EC and general meetings, at EXTRA COSTS.

Mr. Steve Carbone was supposed to clean up the area on top floors due
to OH&S risks since 2012 and he declined to do so.


b) It is not well known that our current Building Manager, Mr. Steve Carbone,
won the alleged tender in 2014 by cutting working hours for security by
two hours a day.

Uniqueco Pty Ltd was granted contract with SP52948 at AGM in 2014 without proper tender
(Universal Strata Services was trying to sell the business to Mr. Steve Carbone A they planned
to move away from the complex during 2014), at increased price of around 16% per year in
comparison to the previous year, and further increase of 1% in 2016 without any tender.

Owners were not advised that the increased value actually decreased working hours
of the security guard and that EC member Mr. Moses Levitt was UNFINANCIAL to vote and
represent owners corporation at contract signoff, due to not fully paid levies for gas heating
since 1999, and that three current EC members (Mr. Moses Levitt, Mr. Stan Pogorelsky, and
Mrs. Lorna Zelenzuk) were  UNFINANCIAL to vote and represent owners corporation at all
AGMs since then.

Decreased security hours, from 7:00pm to 5:00am (previous caretaker's contract covered
security from 5:00pm to 5:00am): in simple and unambiguous terms, owners overpaid for
security services to Mr. Steve Carbone:

1,030 days x 2 hours/day = 2,060 hours of security guard not working in SP52948

One can easily calculate the approximate costs to owners without the service.


c) Details of number of other issues with the maintenance are in the attachment,
including another elevator problem in Block A today, after 5:00 pm.
