Hi,

It is requested this information be shared with all owners and tenants immediately.

In spite of early knowledge, Waratah Strata Management failed to inform the owners and tenants about elevator upgrades that will affect lot of people, especially on higher floors, who need to plan their routines over the next several months.

a) On 7 March 2019, Waratah Strata Management paid deposit from Capital Works Fund in amount of $160,000.00 to Liftronic but did not inform the owners in Minutes of EC meetings held on 21 March 2019 and 2 May 2019.

b) As of 9 May 2019, Waratah Strata Management knew about the elevator upgrade schedules that no owner or tenant received so far.

c) Whilst owners and tenants are not aware of the upgrades, real estate agencies report it all over the internet, including the fact that owners, like Lot 78, is forced to decrease the rent by $100.00 per week.

d) Back in 2010, Liftronic lost contract with owners corporation due to high costs ($31,228.00 per year) and yet, it is claimed that they now charge only $24,400.00 (plus GST) in 2019.

e) The attached document "SP52948-elevator-contract-with-evidence-for-scrutiny-Jun2019.pdf" contain details of contract management and tenders (including not having the Liftronic contract before the alleged decision at EC meeting on 20 July 2017, and not signing it until September 2017, without disclosure to owners).

The "planned" expenditure, in spite of advanced warnings by Lot 158, might amount to between $900,000.00 to $1,000,000.00. That is horrific mismanagement of the owners' funds.
