Committee members and Uniqueco Property Services are obsessed with monitoring this website whilst declining to act or resolve the obvious issues of mismanagement and misuse of common funds, to list the primary persons: Ms. Genelle Godbee (she officially stated in NCAT case 2024-00454780 that Lot 158 must not be allowed to walk on common property outside Block A and must not be allowed to get access to strata files), Mr. Joe Spatola, and Mr. Steve Carbone (Uniqueco Property Services).

Democracy should be the leading avenue for managing strata complexes. But, democracy requires high level of sense and ethics, and right for all owners to have full access to strata files in order to make informed decisions. And when that does not happen, how to proceed? One way is to educate public and rise awareness that license to be a strata manager is one of the easiest in any industry: Strata Community Australia (SCA) are offering a three-day course on qualifying to be a strata manager with no prior educational requirements (apparently educational requirements are fulfilled by completing the course).

The owner of the website was exposed to multiple threats and intimidation tactics by BCS Strata Management (until 31 January 2017) and Waratah Strata Management (since 1 February 2017), which included unsuccessful defamation attempts, false statements to owners in notices of the meetings, prevention of access to SP52948 strata documents (and even Strata Rolls), preventing the owner from conducting duties of committee member whilst allowing unfinancial owners to do it, supported verbal threats, stalking, and intimidation of the owners, and refusal to attend free mediations at NSW Fair Trading, whilst providing false statements to CTTT and NCAT through the same Solicitor.

    Mr. Steve Carbone blatantly ignored his own contract clauses for behaviour in the complex, did not provide any valid or justifed reason why he uses around 12 different garages for parking his private vehicles (documented with full video and photo evidence), proof of approval for such behaviour at any legally-convened meeting, evidence of him accepting liability for any accident whilst driving or parking inside the complex, evidence that he indemnified owners corporation for any damages whilst driving or parking inside the complex, and his insurance covering owners corporation for any fire caused by EV vehicle:

  3. Uniqueco Property Services Director Steve Carbone continues to park his EV scooter inside the new storage area which was built without registered Special By-Law for change to common property (and evidence that such By-Law was registered afterwards was never presented to any owner and NCAT).

    At non-compliant committee meeting on 2 April 2024, Solicitor Adrian Mueller was allegedly engaged to draft additional by-law for storage of electric bikes, scooters and other electric lithium battery powered mobility equipment. Such Motion was not presented at AGM on 28 November 2024 and Waratah Strata Management refused to comment about costs paid to the Solicitor. The committee meeting on 2 April 2024 failed to meet the quorum (7 of 9 strata committee members were allegedly financial for the purposes of this meeting but out of 4 who voted at the meeting, one was, in reality, unfinancial to vote and illegal to be a committee member due to self-nomination and unpaid gas heating levies - Mr. Stan Pogorelsky, Lot 181) and the other due to self-nomination at previous general meetings (Mr. Ramesh Desai, Lot 159). Agenda was created on 26 March 2024 and scheduled for 2 April 2024. Excluding date of creation, meeting date, public holidays, and the weekend, only two days were allowed for delivery of notice to all owners. As per Strata Roll dated 31 January 2017, more than 32% of owners had requested postal delivery of notices – that figure is hidden from owners by Waratah Strata Management in subsequent years. No owner received full information about financial status, where Admin Fund had deficit (negative balance) of -$190,762.04 one day before the agenda was sent to owners. Agenda was not detailed, especially the details of Solicitor Adrian Mueller's costs in Standard Costs Agreement. Agenda did not contain details of time and place of the meeting, denying owners their right to attend in person, if they wishes so, and with 25% of voting rights to make decision any way they wanted without committee members.     Mr. Carbone is regularly witnessed riding the EV scooter without owners corporation approval, without using a protective helmet, and failed to provide proofs of who approved a charger for his scooter. As his EV scooter is hidden in private location (inside the storage area in basement of Block D), there is a question of liability allocation, insurance coverage, safety standards, storage of cables or faulty installations (can create public liability risks, such as trip hazards or electrical fires).
