Hi,

In accordance with SSMA 2015 Section 106 (Duty of owners corporation to maintain and repair property),  and in compliance with Motion 19 at Annual General Meeting 2018 (strata affairs directly affecting Lot 158), it is requested that complaint against maintenance staff be listed in the minutes of the next EC meeting, and warning issued to their staff to properly maintain all lights and safety in the complex in an orderly manner.

Faulty lighting in the complex directly affected security of tenants in Lot 158, especially female members of the family.

• Attempts to reason with staff of Waratah Strata Management and maintenance staff were ignored.

• In one example alone, maintenance staff allowed emergency lights on level 2 of Block A to be faulty for 48 days (evidence provided in previous reports).

• The video and photo evidence was collected to support this complaint and provided in Post Scriptum.
  

• EC meeting on 13 September 2018 listed a concern from Lot 218 about common area lighting near townhouses, and yet, nothing was done until Lot 158 started collecting evidence on a daily basis.

• To avoid scrutiny, maintenance staff deliberately hid problems with lighting near townhouses until mid November 2018. Here is evidence of only Block A getting information about faulty lighting near townhouses on 12 November 2018. No other notice board had any information about it.

• On 14 November 2018, Lot 158 collected video evidence of illegal smoking behind Fire Door 2 and lack of information about faulty lighting near townhouses on all notice boards.

        While doing it, video of Lot 158 was taken by maintenance staff, without approval or any legal rights.

        It was a direct attempt to intimidate Lot 158 and prevent their collection of evidence.

        maintenance staff provided answer that they approved which notice boards would display information about faulty lighting and they did not know why none of the notice boards (including the two notice boards near letterboxes) had it (except the one in Block A).

        In another of their replies, they suggested that members of Lot 158 family should not walk around the complex, so, in theory, there should not be any risks to them even when lighting was not operational!?

• Because of unsolicited video recording of Lot 158, Police Event was created on the same date - 14 November 2018.

• Within an hour after the incident, the only notice board (Block A) which had information about faulty lighting near townhouses was removed!

• Lighting in front of townhouses was operational again on 19 November 2018 - almost four months after even townhouse owner complained.
