Subject: OFFICIAL REQUEST: Lot 196 pergola replacement and common property - 1Mar2020
Date: 2/3/20, 7:38 am

Good morning,

Lot 158 repeatedly asked what parts of what was originally common property was not valid any longer.

Waratah Strata Management refused to answer it.

Townhouses had alleged major upgrades and repairs in 2017 in amount of $92,950.00 (including GST).

There is no visible proof of what repairs were conducted and Waratah Strata Management refused to provide evidence.

It is also noted that Lot 209 complained about state of lattices in townhouses, which was rejected at AGM 2018 (as per repeated email dated 23 February 2020).

During 2019, Lot 196 had replacement of what seems to be pergola or part of it. There is also an obvious correspondence between Lot 196 and Waratah Strata Management about it in 2018.

Request:

How many townhouses have pergolas, lattices, and so on that are not part of common property?

Was work on Lot 196 pergola paid from common funds in 2019?

What exactly wad done to spend allegedly $92,950.00 (including GST) on townhouses during major upgrades in 2017?

Full listing of parts that are not common property any longer, or were built without approval (like lattices in front of five townhouses).
