Good evening,
Request for Waratah Strata Management.
In accordance with Strata Schemes Management Act 2015 (NSW),
Sch1, Part 10(1), Lot 158 requests that owners corporation
provides copies of administrative fund, the capital works fund and
any other fund of the owners corporation (term deposits and trust
accounts, and others as applicable), which have to be produced to
the owner at least two days before the meeting at which the
statements are to be presented (EGM on 30 November 2023).
Of special interest will be evidence of how Waratah Strata
Management paid invoices from Admin Fund which had negative
balance almost 100% of the time during FY 2023 and so far in FY
2024. If the money was borrowed from Capital Works Fund, Waratah
Strata Management must have complied with Strata Schemes
Management Act 2015 Section 76.
As of today, deficit (negative balance) in Admin Fund is -$122,658.53, without any significant income until 1 February 2024.
The priority for the complex is to fix outstanding problems (roof membranes, fire and OH&S safety, townhouse upgrades, internal painting and wall repairs in four buildings, repairs for half of timber fence at the back of townhouses, repairs for fence panel damaged by fallen branch from tree towards Fontenoy Road - outstanding for two months, repairs of common property in various units, and more) so any increases for building management contract, which Uniqueco Property Services delivered very poorly over last nine years, would be unjustified.
Uniqueco Property Services already received excessive increases without disclosure to owners. Information collected from official strata Income & Expenditure statements:
FY 2015, 8.78% (increase), whilst Australian inflation rate was 1.51%
FY 2016, 6.00% (increase), whilst Australian inflation rate was 1.28%
FY 2017, -0.48% (decrease), whilst Australian inflation
rate was 1.95%
FY 2018, 5.12% (increase), whilst Australian inflation rate was 1.91%
FY 2019, -4.60% (decrease), whilst Australian inflation rate was 1.61%
FY 2020, 12.16% (increase), whilst Australian inflation rate was 0.85%
FY 2021, 2.46% (increase), whilst Australian inflation rate was 2.86%
FY 2022, 0.14% (increase), whilst Australian inflation rate was 6.59%
FY 2023, 1.1% (increase), whilst Australian inflation
rate was 5.4% (as of October 2023)
Unfortunately, Waratah Strata Management and committee members
are EGM 2023 will have to end in court.
