Good afternoon,

There is a valid reason for repeated complaints, no matter how much someone tries to portrait them as nuisance and vexatious.

Rain shows the quality of work done on painting project.

About two weeks ago, an attempt was made to remediate problems on garden bed near tennis court.

Two weeks later, rain simply washed off the paint (refer to attachment "SP52948-example-of-bubbled-paint-and-poor-garden-wall-status-near-tennis-courts-just-two-and-half-years-after-major-maintenance-and-another-repair-with-paint-washing-off-several-days-after-another-alleged-repair-16Mar2020.webp").

The attached photos contain undisputed evidence.

More of a concern are what appears to be missing warranties Lot 158 asked for during two document searches (31 May 2019 and 20 September 2019) and emails but Waratah Strata Management failed to provide:

Good evening,

Poor and repeated patchwork is not a professional solution, especially when building manager's contract costs owners well above $300,000.00 per year.

Photos show that not only the colour of the patched area does not match the rest of the garden wall, but other areas will deteriorate very soon.

Bubbling paint, peeling paint, rusting of louvres, and much more.

During recent heavy rain evidence was also collected of water leakages through four piping conduits in the basement (one even going directly inside a garage of an owner onto their car). The leakages are not in the area where garden beds are located but straight below the buildings.

In addition, video and photo evidence was collected of water leak on level 5, 6, and 7 in fire stairs of Block B during heavy rain on 9 February 2020.

It is noted that Waratah Strata Management, at AGM 2019, bluntly and in an ignorant manner refused to deal with overdue repairs of roof membranes on half-roof of Block B, and whole roof of Block A and C, stating that  "they would be repaired when the problem occur" (reactive maintenance). Waratah Strata Management ignored professional assessments so far and failed to document it in the minutes of the general meeting.
