Thank you for your email. I am the managing director of Waratah Strata Management.

Waratah Strata Management are due to receive the Owners Corporation records from BCS in February 2017. Once received, it will take us around one week to load those records on to our systems. We will then be able to formally attend to matters for your Owners Corporation.

I have carried out a preliminary review of the documents attached to your email. Once we have received and loaded the strata records, I would like to arrange an initial informal meeting with you to discuss your concerns. I am very happy to deal with any current and ongoing issues that you have. I must say however that many of your issues relate to the performance of BCS, their previous interaction with the Executive Committee and the way matters were dealt with at meetings. It is not possible for us to undo or change that activity, therefore we would like to draw a line through those items and just deal with the current issues. We are very happy to discuss these with you at this informal meeting and then include any current issues on the agenda of the next available general meeting agenda.

The note provided to owners by BCS with the levy notice was to advise that due to the change of strata management they would be closing the bank account they hold for your strata plan on 31 January 2017 and that any payments made after that date would be returned to the lot owners account. Once we receive and load the strata records, we will provide owners with the new bank account and reference number for each lot owner. Owners will still have 30 days interest free from 1 February to pay their levies therefore no owner should be inconvenienced or incur any additional charges as a result of the change of management.

Simon Wicks resigned from BCS and commenced employment with Waratah Strata in February 2016. Simon will be the primary strata manager for your building, however I have given an undertaking to the Committee that I will also attend all formal Owners Corporation meetings.

I will contact you once we have completed loading your records in our systems so we can arrange a mutually convenient meeting date and location.

3. Current BCS Strata Managing Agent claimed that Mr. Simon Wicks is our new Manager. He was removed from managing SP52948 several years ago. Can you please confirm who the Manager for SP52948 is?
