Two events related to small dog owned by Lot 88 today.



a) Whilst playing tennis in period between 0:800 and 09:30 hours, barking dog appearing to come from Lot 88 was heard throughout the complex.

This is not the first time to hear the barking dog from Block C whilst walking near swimming pool area.

b) At around 12:55 hours, daughter of Mrs. Paltikian was seen with the dog on a leash in basement, going towards Block C elevator.

Behind the daughter, Mrs. Paltikian was walking at distance of several meters.

CCTV records can confirm this.

If Special By-Law ("Animals By-Law" was recently registered), which has not been announced to any owner or tenant, or published on Waratah Strata Management website, then Lot 88 has to record two non-compliances with the by-law for themselves:

1)  Owner must have the animal in a suitable carrier while on common property. (In the case of a dog, a leash may be used when on common property outside buildings);

2) Noise (ensure that the animal does not cause a nuisance or hazard to an owner or occupier of another lot, or unreasonably interfere with the use or enjoyment of another lot or of the common property).

If Special By-Law ("Animals By-Law" has not been registered yet), then Lot 88 is having a dog in non-compliance with the current Consolidated By-Laws.
