Item “b” in your extensive response you advised as quoted; “……we had peep hole on the previous door for 18 years, peep hole was drilled by ECMS staff in 2016 ……">

You also mention that it was a high-tech device (purchased in Australia.”

It is necessary that you manufacturers corresponding information to support that the peep hole is compliant.

Please provide that information urgently. Failure to do so may result in the fire contractor deeming the door non-compliant and require replacing.

Good afternoon.

Your statements are not backed up by FULL copy of the SP52948 fire safety report and examples of which regulation was not complied with.

Please provide the full fire safety report for 2020 to Lot 158 immediately.

We note that such report for 2018 and 2019 was not found in document searches on:

31 May 2019 and

20 September 2019

and not available on Waratah website for SP52948 owners.

a) The statement about snake is misleading and not factual. Whoever provided such information has to be questioned for reasons to submit it.

Snake was NOT installed at Lot 158 external door on the day of Eagle Fire Protection visit. That is factual.

Snake was put temporarily due to health issues caused by:

Prolonged NSW bush fires and smoke hazards,

Frequent strong smells of cooking coming from the foyer,

Visitor smoking in one unit on floor 2 of Block A (it is your duty to figure out who the owner of that unit is).

Lot 158 can remove the snake once owners corporation guarantees smells coming from the foyer and smoking in one of the units on Level 2 stop.

In addition, the full copy of SP52948 Fire Safety Report 2020 will have to be provided to Lot 158 to establish the facts.

Search on internet did not find any reference to a regulation dealing with door snakes.

b) Upon our request, because we had peep hole on the previous door for 18 years, peep hole was drilled by ECMS staff in 2016 after around 12 years of external door being non-compliant with fire safety regulations.

High-tech device (purchased in Australia) with digital display is used for safety and security of Lot 158 occupants due to well-known stalking, harassment, and intimidation events. Waratah Strata Management and maintenance staff were repeated requested to guarantee safety of female owner of Lot 158 - to no avail.

The invoice for the door replacement is dated 12 August 2016. Waratah Strata Management must have it on the files and keep it for seven years.

Sadly, three years later, the door had to have fire door compliance tag put in 2019 (meaning: it was not compliant for three years again!), which should have been done in 2016.

Attachment "SP52948-urgent-notice-to-put-fire-compliance-tag-on-front-door-Lot-158-three-years-after-the-door-replacement-12Feb2019.webp".

In addition, for the last four years since the door was replaced, no complaint was lodged about peep hole in Lot 158 by Eagle Fire Protection. The staff of Eagle Fire Protection did not mention a single issue in our unit in 2020 apart from obvious problems with smoke detectors, which is much larger concern that Waratah Strata Management and maintenance staff will have to deal with for all owners with old smoke detectors soon.

If the whole door needs to be replaced again along with all attachments at owners corporation cost, we welcome it upon getting information who the "specialist is and from which company they come to do the assessment and work" (date and exact time of visit, staff name, company name, and contact phone number).

As a result it is necessary for you to provide a certificate of compliance confirming that the peep hole is indeed compliant.

Failure to provide this certificate may result in the front door needing to be replaced as it is a fire rated door and the peep-hole installation may have negatively impacted the fire-rating. It is also our understanding that the peep-hole may have been installed without Owners Corporation approval.

In addition, it is necessary that the draught stopper “Snake” at the bottom of your front door be removed.
