Good afternoon,
You are requested to share this email with strata committee without 48 hours and provide evidence such action was completed.
Lack of proof of such action shall automatically invoke our right
to forward this email to them, NCAT, OLSC, insurance company and
broker, and Supreme Court.
DOCUMENT SEARCH OUTCOME
a) Timeouts imposed by TeamView was based on fact they considered our access to be commercial type, as per attachments:

Our time was significantly wasted so no cost will be accepted for poor services.
b) It is now very obvious that Solicitor Adrian Mueller, Waratah Strata Management, and committee members had premeditated plan to cover legal costs without without disclosure to Office of Legal Services Commissioner and Supreme Court, in spite of advanced warnings to be mindful of criminal consequences of such actions.

REQUEST
1. Since the following documents were not found and did not exist
via TeamView search, the following documents are now urgently
requested either via Waratah Strata Management web portal, email,
or on USB key by 15 June 2022.

Total $22,833.95 (there was a deduction of $181.50 from invoice
103514 – as these costs have been itemized as relating to the
recovery costs which AIG has not consented to. GST was deducted
too).
PROPOSAL
Lot 158 is in very good position and has confidence for further
proceedings.
Committee members and Waratah Strata Management shall help Office of Legal Services Commissioner to investigate Solicitor Adrian Mueller.
Here is the proposal that shows our generosity and ethics:
1. Waratah Strata management and Solicitor Adrian Mueller will immediately write to insurance company and broker with unconditional offer by SP52948 to reimburse full amount paid by the insurance company.
That email must promptly be shared with all owners, Supreme Court, Office of Legal Services Commissioner, and Lot 158.
2. Waratah Strata Management and committee members shall forward
this email, with all attachments to every owner and investor in
the complex.
3. Waratah Strata Management shall provide all outstanding
documents as requested in this email. If files are not provided,
SP52948 will be requested to maintain five faulty items of common
property in Lot 158 and provide access to all missing strata
files. At the same time, Supreme Court shall be asked for leave to
provide evidence of premediated fraud committed by Solicitor
Adrian Mueller and owners corporation, in direct contempt of
courts (NCAT, Supreme Court). That will not be pleasant for
anyone.
4. Waratah Strata Management and committee members must publish
Lot 158 evidence as submitted in NCAT case 20/33352 on Waratah
website portal, including documents submitted to Supreme Court
Assessor.
5. To avoid bankrupting owners corporation, Lot 158 shall pay the full amount of $23,744.72 in five installments (one per quarter), without any interest payable (same way as many owners failed to pay gas levies for 20-odd years), starting with first installment in amount of $5,000.00 by 27 June 2022.
6. Lot 158 will get authorization to represent owners corporation
with Office of Legal Services Commissioner, NCAT, and Police in
regards to conduct of Solicitor Adrian Mueller.
Maybe you would like to consider your options and instead of
vilification and attempts to ridicule Lot 158, SP52948 would like
to settle affairs privately in a sensible manner. You have until
15 June 2022 to make such approach. If you have some other offer,
speak up now.

Good afternoon,
After wasting time for 20 minutes, here is the outcome.
a) Once we were able to log in, no files were found.
b) Soon afterwards, session timed out due to alleged "free access license".
You have provided commercially-licensed access which asks for more payments.
That is extra costs to us which is not acceptable. Costs of AU$698.28 is plainly ridiculous.
Please provide correct code that allow us proper access, as paid to SP52948.
This session is aborted for now and void to charge Lot 158.
If access is not provided today or tomorrow, a list of files will be sent to you to send on USB key or provide on Waratah Strata portal.
