Hi,

For records as it is expected the issues with management of strata complex SP542948 will escalate.

Four attempts over the last two years have been made to find out if security guards working in night shift are licensed to work in our complex. Two of the four security guards working in the complex definitely do not have licence, and for two others it is difficult to check it because Waratah Strata Management refuse to provide their names.

The two occasional security guards have number of complaints against them (one of them even four Police Events for attempted stalking, harassment, and intimidation).

Waratah Strata Management declined to respond. They also refuse to notify the owners.

On 15 September 2019, another currently unlicensed security guard operated in the complex, who used to work as a relief worker for maintenance staff. Mr. <name not disclosed> does not have current operator security licence, which creates insurance risks for strata plan SP52948, lacks the police clearance, and causes strata plan to overpay for services not provided (security guards charge higher rates than ordinary employees in night shift).

In addition, there is suggestion by some tenants in the complex that this same person was responsible for unpleasant treatment of fresh food delivery person several months ago. Waratah Strata Management were asked the questions and they declined to respond: please confirm or refute it with facts?

Owners have absolute interest in staff working in the complex to be reliable, ethical, police-checked, and professional:

a) Have Waratah Strata Management notified insurance company of the risks of employing unlicensed security guards (even occasionally)?

b) Have Waratah Strata Management notified Fair Trading that they knowingly overpay invoices for security guards if they are not licensed at all times?

c) Have Waratah Strata Management notified owners that they pay high price each time unlicensed security guards work in the complex?

d) Have Waratah Strata Management notified owners that if the security guards do not have licence, there is no Police check of their character and background?
