This is another example of "professionalism" by Waratah Strata Management.
a) For the last seven years, owners are prevented from having information that insurance does not cover number of faults in the complex (attachment "SP52948-insurance-excesses-hidden-from-owners-since-2012.webp").
One of the major exclusions due to neglect and ongoing repairs without warranties, is:
$10,000.00 excess for water damage/burst pipe/exploratory
cost for each and every claim.
Extract from agenda for AGM 2018 and AGM 2019 sent to owners hid information about insurance excesses.
I tried to warn Waratah Strata Management to inform owners
(attachment "REQUEST FOR PROPER AND OVERDUE MAINTENANCE Roof
membrane and water leaks in Block A in Jan2019.pdf" is one
example), but they refused to amend the Minutes of AGM 2018 or
update Motions and Minutes for AGM 2019.
b) Screenshot taken from Waratah Strata Management website on 12 October 2019 shows that only one file related to insurance policy was published (attachment "SP52948-waratahstrata.com.au-website-Documents-folder-clearly-missing-insurance-policy-dated-9Oct2019-part-1-screenshot-taken-on-12Oct2019.PNG").
There was no insurance policy document dated 9 October 2019.
c) Screenshot taken from Waratah Strata Management website on 17 October 2019 shows that two files related to insurance policy were published (attachment "SP52948-full-insurance-policy-published-on-waratahstrata-website-backdated-to-forged-date-9Oct2019-but-made-available-only-on-17Oct2019.pdf").
There full insurance policy document was backdated to 9 October 2019 (attachment "SP52948-waratahstrata-website-Documents-folder-sudden-appearance-of-two-files-related-to-insurance-policy-with-one-file-backdated-with-forged-date-9Oct2019-screenshot-taken-on-17Oct2019.PNG").
The full insurance policy document could not have been published on 9 October 2019, as screenshott from their website date 12 October 2019 proves.
d) At AGM on 17 October 2019, I asked Waratah Strata Management to explain it and put it in the Minutes of the meeting, which Mr. Robert Crosbie declined.
