Two incidents of smoking near Block A, and repeated problems in Block B:

a) Today, at around 12:04 hours three members of Lot 158 went to garage area from level 2 by elevator. One of the owners went to garbage bins below Block A to recycle items. Strong smell of cigarettes was present. Well-known smoker was in their garage at the time.

b) Today, at around 13:09 hours three members of Lot 158 went to garage area from the ground floor by elevator. Strong smell of cigarettes was present all the way from the basement in front of elevator, near garbage bins, to Lot 158 garage. Well-known smoker was in their garage at the time.

CCTV recordings can confirm the travels.

c) Attachment "SP52948-notice-in-elevator-about-smoking-problems-on-balconies-Block-B-25Mar2020.webp" taken in Block B elevator shows the smoking problems are wide-spread.

Evidence has been collected that owners are not informed via notice boards or in the minutes of the meetings about repeated, persistent smoking issues and health risks.

For the last 10 years, depending on times of their employment with SP52948, BCS Strata Management, Waratah Strata Management, maintenance staff, and EC members failed to issue proper compliance notices for repeated offenders for smoking and failed to take serious actions, including financial penalties in accordance with By-Laws.
