Hello Gary,

I believe you are new managing agent for SP52948.
Welcome and good luck.

Earlier today the following concerns were passed to me and since two of them are repeated issues, it is worth passing it to the executive committee to take actions.

This will be the year when repairs and normal keep-up of the complex will take lot of money from our funds.  But that is the destiny of large complexes.

From the attached email that I sent to John Fry back in February 2011, you will see what I talked about.

a) We still have a very primitive alarm system on the fire door exits in the basement of the four buildings:

The sound is too low and often cannot be heard unless very close; The sound devices can easily be ripped off the walls and doors.

The latest incident several months ago (which, unfortunately, was not even announced to owners so most of them have no knowledge of it) involved windows of several cars being smashed in the garage area early in the morning (close to the end of the shift for the security guard).

By pure coincidence, the security guard caught them in action but the intruders ran away through the fire door below Block D.

Much louder alarm system should be installed on all fire door exits so that anyone trying to use them is detected early. In other words, more robust sound-warning system is required.

b) These locations are of most critical importance to be covered by additional cameras (based on past incidents and their frequencies):

        Fire Door in basement of Block A (side facing townhouses)
        Fire Door in basement of Block D (side facing Lane Cove Road)
        Both sides of mailbox areas
        Passage between two rows of townhouses

The front of our complex is used by many, including unwelcome people.

For example, not so long ago, the security guard caught a group of people who, in Fontenoy Road just outside our complex, took off three wheels from a car parked there. They escaped in a car via Lane Cove Road.

On occasion, toilets in a park opposite our complex were used by prostitutes who operated in broad daylight. That stopped now as there are people who take actions to protect ordinary citizens. Many owners probably never knew about it.

And so on.

It also means that, according to my calculations we will need a new video recording system for extra cameras. The old hard-disk-based video recorder PACOM PDR-1600 (16 channels) probably has only one free channel left (I was the one to evaluate and propose it many years ago, and it is nice to see that it still works).

c) The amount of rubbish that is dropped in the bins has grown immensely over years.

Some time ago, based on swift action by a committee member John Ward, additional recycling bins were obtained and that helped.

Now we need four more large bins to be used as replacements when the original large bins are taken out to the front of the buildings for collection every second day.

Like we got extra recycling bins, we now need at least four more large bins. The amount of rubbish in compactor rooms, plus what tenants throw into bins (including large items that should really be taken to the front of the complex), has become too big.

Please pass it on to the committee for a review and action.
