The Strata Act only requires the notice of meeting to be sent to all owners, not the attachments.

The error in not sending the agenda to all owners was mine. Blocks under 100 lots do not require committee notices to be sent to all owners. When I was preparing and issuing the agenda I overlooked that it was a requirement for large schemes.

All owners have access to the portal. Owners received their access details with the initial letter that we sent to all owners.

Where should I meet you this evening? Do you want me to come to your unit?

Hi Robert,

The agenda of the meeting is incomplete as it contains two out of nine pages.

What is on the other pages and why are they hidden from owners?

Would you please send the other pages to ALL owners as a matter of priority?

The rule for three-day advance notice of the EC meeting exists since SSMA 1996.

The question is who takes the responsibility for this basic error in strata management? I do not see any apology to owners as notice boards published the agenda on Monday this week so there was clear determination not to notify each owner about it.

Secondly, I want a copy of the Minutes of the EC meeting to be sent to me directly.

One of the questions for the EC meeting will be:

How many owners have web account on Web portal? I suspect that numbers are small, which means most of owners will not have proper notifications about decisions of the meetings. In such case, to preserve transparency of actions of the EC and strata agency, it might be appropriate to send copies (email is fine) to owners.

Attached is the agenda for a strata committee meeting for the above property which is taking place on Thursday 16 March 2017.

As this property has over 100 lots, a copy of this agenda is required to be sent to all owners. Owners are entitled to attend strata committee meetings, but are not entitled to participate in the meeting unless permitted to do so by the strata committee.

The minutes of this meeting will only be sent to owners that request a copy within 7 days of the meeting. A copy of the minutes will also be available on our online portal which is accessible from our website using the portal access codes previously sent to you.
