Hi,

In accordance with SSMA 2015 Section 106 (Duty of owners corporation to maintain and repair property), and in compliance with Motion 19 at Annual General Meeting 2018 (strata affairs directly affecting Lot 158, which include financial losses and right to protect own investment and live in a secure environment), it is requested to officially respond why maintenance staff ignored to install locking padlock on gate behind townhouses as reported by Lot 158 on 14 November 2018, and ask for immediate action by staff to resolve the problem and improve security in a very unprotected area of the complex.

Maintenance staff tried to prevent Lot 158 from taking evidence about security problems on 14 November 2018, which generated Police Event against them. They were notified about the lock problem in very clear terms on the day, but they chose to ignore it.

a) A gate at the back of townhouses has no locking padlock (only padbolt exists) and is not monitored for intruders and unwelcome visitors by maintenance staff.

Photos taken in October 2018 and January 2019 show it.

b) The gate can easily be opened at any time and nobody would ever know it happened as it is located deeply at the base of the hill where townhouses are built.

c) Videos uploaded to a secure web site show the padbolt status.

d) The security risk to property and tenants was especially heightened during prolonged periods when maintenance staff failed to repair lights around townhouses for several months this year and last year.

e) The attempts to use "backdoor" access to the complex was documented several times in the past, like when intruders forcefully damaged fence behind Block A on 31 July 2013 and 3 March 2015.
