Hi,

In accordance with SSMA 2015 Section 106 (Duty of owners corporation to maintain and repair property), and in compliance with Motion 19 at Annual General Meeting 2018 (strata affairs directly affecting Lot 158), it is requested to provide answer why are tenants in Lot 158 not notified about faulty gate and permanently opened entrance to the basement for two days (and counting).

Lot 158 needs to know when the risks of unknown or uninvited parties entering the complex through unprotected basement gate are increased.

Evidence has been collected that none of the notice boards or elevators contain any information for owners and tenants about the faulty gate.

At various times during the days and evenings since 20 January 2019, it was clear that there was no constant physical presence by maintenance staff at the gate to monitor the safety.

In addition, some staff were not even aware of this problem and could not offer any explanation when the gate would be repaired.

PS. As a separate note, it is put on record (with full video and photo evidence) that the gate to tennis courts has been faulty and allows unrestricted access to anyone for more than one year. The lock on the gate is faulty and does not protect common property, which partially belongs to Lot 158 too. On some days, children go into the courts, pay with balls, ride bicycles, and use the area in such manner that is not planned or allowed.
