Good evening,

Elevator in Block A was out of order for the third time in six weeks today. It was detected by Lot 158 around 10:36 hours today.

Video and photo evidence was collected.

Staff did not enable proper temporary access to tenants - Liftronic staff helped owner of Lot 158 to get through fire door 1 to the basement.

Together with Block D, Lot 158 documented five events of out-of-order elevators in last seven weeks alone.

It is quite possible there has been more undocumented failures but owners are not strictly not informed about them.

Another event with out-of-service elevator in Block A last night. It was detected around 21:26 hours.

In addition, it is interesting to note how Waratah Strata Management approved quality of installation of wall panel for elevators, as shown in one example.

Today, elevator in Block A was out of order.

Around 11:30 hours, two owners from Lot 158 waited five minutes for the elevator and took video evidence of not getting in on level 2.

They were forced to walk to the ground floor where they took more video evidence of trying to call the elevator.

Because Fire Door 1 was not opened in Block A to help owners during elevator downtime, Lot 158 owners were forced to walk to Block D and use their lift to go to the basement and the garage.

Staff member was standing in the office at the time of Lot 158 walking out of Block A.

Whilst in the basement, Lot 158 went to the Block A elevator where two technicians were found working on the repairs. This is easily proven by SP52948 CCTV.

No notices of the faulty elevator were displayed on any floor in Block A.

PS. Video and photo evidence was collected about extended opening hours of fire doors beyond the designated times in all blocks during the elevator upgrades (the allegedly approved opening hours for the fire doors were clearly displayed on them). Not only the doors were left wide-open outside those hours, unattended and unmonitored for prolonged periods of time, but there was also an additional abuse of the fire safety regulations - applicable to Block A only.

Fire door on the ground floor of Block A towards EC member from Lot 147 was left open on number of occasions for many hours. Same applied to level 2 fire door in Block A (several times it was left open for more than 24 hours in a single instance). For whatever reason, an owner from Block A level 2 admitted doing it in clear non-compliance with fire safety regulations (which are displayed on those fire doors). Lot 158 has evidence of such admission, which was tolerated by staff.

For the second time in less than two weeks, elevator in Block D has been out of order today. That comes just two months after major upgrades that should guarantee smooth operation for many years ahead.

In both cases, not only tenants in Block D have been disadvantaged by being forced to use stairs, but tenants in Block C and A are exposed to possible intruders through wide-open and unmonitored Fire Doors 2 and 3 (photos attached).

The elevator in Block D has been out of action for at least several hours and there is reasonable fear that it will not be repaired until Sunday morning.
