Good morning,

Maintenance staff silently started repairing damaged garden bed walls neat tennis courts. Thanks to Lot 158 complaints.

The attached photos contain undisputed evidence about it.

More of a concern are what appears to be missing warranties Lot 158 asked for during two document searches but Waratah Strata Management failed to provide:

Bubbling paint, peeling paint, rusting of louvres, and much more.

During recent heavy rain evidence was also collected of water leakages through four piping conduits in the basement (one even going directly inside a garage of an owner onto their car). The leakages are not in the area where garden beds are located but straight below the buildings.
In addition, video and photo evidence was collected of water leak on level 5, 6, and 7 in fire stairs of Block B during heavy rain on 9 February 2020.

It is noted that Waratah Strata Management, at AGM 2019, bluntly and in an ignorant manner refused to deal with overdue repairs of roof membranes on half-roof of Block B, and whole roof of Block A and C, stating that  "they would be repaired when the problem occur" (reactive maintenance). Waratah Strata Management and maintenan ce staff ignored professional assessments so far and failed to document it in the minutes of the general meeting.
