a) Unattended fallen large branch slightly damaging the fence, almost reaching pavement area towards Fontenoy Road.

b) Colorbond fence not repaired for several years now.

Email correspondence between maintenance staff and Waratah Strata Management shows intention not to repair common property (colorbond fence)  just because owners "were not complaining"!?

c) Block C elevator lights around door in the basement already do not operate, just a week after commissioning.

d) Wooden rail fence is now completely gone and not replaced after massive rot and neglect. Walking behind townhouses is quite unsafe without railings due to sloped land. Unless Special Resolution approves it, owners corporation must maintain common property (SSMA 2015 Section 106).

To not replace or upgrade wooden rail fence requires Special resolution as per SSMA 2015, Section 106 (3):

This section does not apply to a particular item of property if the owners corporation determines by special resolution that:

(a) it is inappropriate to maintain, renew, replace or repair the property, and

(b) its decision will not affect the safety of any building, structure or common property in the strata scheme or detract from the appearance of any property in the strata scheme.
