Hello John,

In several months, we will go through a process of renewing or changing the strata manager for the Macquarie Gardens.

For the sake of fair competition and in accordance with the Strata Schemes Management Regulation 2010 under the Strata Schemes Management Act 1996:

Quotations required by large strata schemes

For the purposes of section 80B of the Act, the prescribed amount is $30,000 in relation to any one item or matter (other than the seeking of legal advice or the provision of any other legal services, or the taking  of legal action).

Note. Section 80B of the Act requires an owners corporation of a large strata scheme to obtain at least 2 quotations for proposed expenditure exceeding the prescribed amount in relation to any one item or matter.

Hence, I issue the following request:

The executive committee is asked to go to tender for the management contract so that interested parties can submit their offers and have them ready for the Annual General Meeting 2011.  We have already been approached by several management agents who are very interested to work for a large strata scheme like ours. May the best offer wins.

To allow all owners in the complex to contribute to the process, the tender details should be given to everybody (we have very smart lawyers in the complex who can help too).

I cannot comment about the BCS (who you sold your business to) as I do not know them in person and it is not fair to make a judgment without fair review.

But I do monitor the public information about what others say about the BCS:

I passed these details to the executive committee on 5th of September 2010 when it was not even yet public knowledge that you sold the business to them.

If you wish to re-tender (and I am quite OK with it as long as we all work in accordance with the law), then it would be extremely important to provide a definite answer (assurance) that you intend to stay on during the whole length of the contract (whatever the length of the new contract our complex chooses). At the present time, you, John William Fry, license certificate number 295525, hold the following licenses that expire next year:
