If you are interested where your money goes and how the complex is managed...

As always, you have right to request to be removed from mailing list if you feel that you either do not care, or do not need facts about complex, or simply unreservedly support BCS Strata Management and EC members in spite of serious misconduct, financial mismanagement, and other actions against the laws.

1. There has not been an official meeting of the EC more than five months now, although many items require serious consideration and immediate actions.

Major repairs planned for FY 2015 have not happened, including roof membranes for Block D and A, and exterior painting (starting with Block B).

2. Double payments for same invoices, payments for work in other complexes, illegal payments from common funds continue to occur.

Some examples of what we paid to several service providers in last four years, without any analysis or reviews (figures are GST inclusive):

NCB Plumbing => $115,949.40

Kintyre Building Services => $105.573.10

Howard West Builder => $83,301.90

Essential Services Management => $72.086.69

Associated Gas & Plumbing => $23,487.40

3. As suggested by ACCC and Department of Fair Trading, last reprieve was offered to BCS Strata Management to provide access to strata documents as per SSMA 1996 Section 108.

For almost four weeks now, none of the EC members and BCS Strata Management acted to address the document viewing request.

Also recommended by Department of Fair Trading, a motion will be submitted for AGM 2015 that, at BCS Strata Management expense, owners corporation selects forensic financial investigation.

Details why BCS Strata Management should pay will be revealed in due course of time (no owner needs to waste their money!).

Some other motions about BCS liabilities and compensation claims will be revealed in time for the AGM 2015.

4. Complex continues to be neglected, with substandard repairs visible everywhere:

BCS Strata Management fails to enforce warranties, at owners corporation expense.

New photos of the complex will be released over the weekend.

5. Double payments for same invoices, payments for work in other complexes, illegal payments from common funds continue to occur.

Secret cash advance from PICA (parent company of BCS Strata Management) paid back in amount of $20,745.50 six months after the event has not yet been provided to any owner.

Two cheques are still not accounted for (in spite of requests to provide financial statements):

13 Feb 2014 $10,000.00

3 Mar 2014 $16,500.00

6. Boiler room in Block D was refurbished at cost of $46,200.00 without competitive quotes although it received major upgrade only several years ago (previous company went bankrupt and we lost money on it)!

7. BigAir ISP continued to run services without benefits to owners corporation for more than 10 years now. The eviction order since 31 January 2014 has still not been complied with and owners are losing massive earnings.

8. Thanks to my hard work, Telstra was investigated Telecommunications Industry Ombudsman and my ISP (iiNet) logged official complain for non-delivery of services.

The significant downtime of phone and ADSL service sin May and June 2015 was noted (including false statements by Telstra).

Telstra sent technician under pretence that they are checking phone lines in preparation for NBN rollout (it was cancelled for our street last year). Whilst that might be true, I do not believe it because there is no evidence of planned work (see attachments).

9. Electricity supply contract was renewed for three years without seemingly competitive quotes.

Last time it happened by direct involvement of single EC member whose actions increased our costs by 18.04% and 18.76% in FY 2012 and 2013 respectively.

Details of any tender (if it happened) are now requested through document viewing.

10. Silently, without knowledge of owners corporation, another Strata Manager is "helping" management of our complex: Mr. Gary Mills.

11. AGM 2014 has major flaws and information about validity of the meeting will have to be provided to me and all other owners (see request for document viewing).

12. Yet again, under pretence of good and caring customer services, BCS Strata Management is sending surveys.

Evidence shows that the surveys are meaningless and waste of time.
