Hello,

As per SSMA 1996, the following request is made:

For more than a month now the working schedule for security guards was seemingly cut by two hours in our complex (that is 14 hours a week, or around 68 hours a month).

The invoice by the Universal Property Services for November 2013 shows that there was no decrease in costs to owners corporation.

a) Who and at which legally-convened meeting decided to decrease the hours for security guards (if applicable)?

b) Is the EC aware of this and if not, will they investigate it promptly?

c) How will the decrease in costs to owners corporation be calculated?

d) Note that the cost for security services increased by 3.07% on 1 October 2011:

Caretaker: 2.16%
Gardening:    0%
Pool/Spa:     0%
Security:  3.07%

Aggregate increase was 2.0% (as per the contract).

The problem is that security guards did not get this increase and, in essence, it means the contract directly helped Universal Property Services achieve higher benefits. Although we cannot control it, it is questionable why we support such business?

e) Note that the Tax Office not long ago issued warning to Universal Property Services for not paying superannuation contributions to their workers.

f) Finally, some trivia: Universal Property Services was registered as Pty Ltd on 08-02-2011 where Director and Secretary of the company is Robert Luka. Ruth is not part of the company's registration.
