Hi NCB Plumbing staff and managers,

As long-term owner and investor in strata plan SP52948 at Macquarie Park,
number of issues with maintenance of the complex surfaced over years.

I do know, from personal experience, that your staff are doing a job as good
as they can.

However, I need to draw your attention to the fact that your reputation
is in danger due to information that strata managing agents
(previously BCS Strata Management and now Waratah Strata Management),
and building managers (currently Uniqueco Pty Ptd), are hiding from owners.

The fact is that Meriton apartment blocks are well known for poor plumbing.
The issue is how well are they maintained, without repetitive work.

I will take an example of Lot 191 in my complex, which had 20 different
repairs due to water leaks over last six years alone.

Your business, quite correctly, highlighted the need for proper repairs,
as per your invoice dated 24 February 2016. BCS Strata Management,
EC members, and building manager hide it from all owners.

Problems in Lot 191 continued in late 2016 and now 2017:

Even as late as 16 March 2017, EC members and Waratah Strata Management continued
to provide misleading, misconstrued, and deliberately ambiguous message
in the minutes of the meeting:

My simple question to you: should you write a response to
their statements and ensure that your business reputation is not affected
because of their lack of action?

I know number of owners who are absolutely unhappy with
paying 20 times for the similar work in the single unit alone (ignoring for
the moment other units). They question lack of warranties and
increasing costs without proper solutions.

At present, CHU Insurance is forcing my complex to repay money for legal
claims that were not valid since 2012/2013...

I would appreciate your response, or even better, talk to strata managing agent
and Mr. Steve Carbone and ask why they refuse to disclose crucial information
like yours to owners.

To be frank, your issue is nothing compared to what I uncovered in the complex.
That is why I started publishing a book about strata management six years ago.
